We are principals and broker the following assets.

— Multifamily and Single Family Detached Residential Income Property

— Financing - All Cash, New Loan, or Owner Finance (No Assumptions)

— Markets - Austin, San Antonio, San Marcos, Houston, Dallas and sub-markets

— B-C Class Apartments

— 20-500 Units

— Purchase Price range - $500,000 - $10 million (Cash buyer on smaller end, financing on larger)

— Condition - We acquire both Stabilized and/or Distressed Assets
, No structural defects

— Occupancy 80%+

— Age - prefer 70's & 80's or newer

— Utilities - individually metered

— Roofs - pitched construction preferred but not mandatory

— No high concentration of Section 8 or government assisted tenants

— Same owner for 10 years or more a plus

— Equity investment of $500,000 to $15 million

— Cap Rate of 8% or better

— Some cosmetic deferred maintenance is acceptable

— Stable financial history

— Positive regional demographic trends

— No Flood Zone

— All Permits Current
